Estimates only, for education. Debt-to-income limits shown are common guideline ceilings (FHA 46.99/55, Conventional 36/50, VA 55/55, USDA 31/41); actual approval depends on credit, reserves, automated underwriting and lender overlays. Taxes, insurance and mortgage insurance vary by property and carrier. Not a commitment to lend or a rate quote.

Affordability questions

How much house can I afford in Huntsville?

It depends on your gross income, your monthly debt payments, your credit and the loan program. This calculator uses standard debt-to-income limits for FHA, conventional, VA and USDA loans plus Huntsville-area tax and insurance estimates to show a realistic price range. A lender's preapproval confirms it.

Does this calculator check my credit?

No. Nothing you type here is a credit pull or a loan application, and your numbers are not saved unless you choose to send yourself a snapshot.

What counts as monthly debt?

Minimum payments on car loans, credit cards, student loans (if deferred, lenders often count about 0.5% of the balance), personal loans and child support. Rent, utilities, phone, insurance and subscriptions don't count.

Why are my results different from a lender's?

Lenders look at your full credit report, reserves, the exact property taxes and insurance quote, and automated underwriting findings. Treat this as a starting point — the right next step is a preapproval.
